The Residential Bridge Note Fund (RBNF) is an opportunity for accredited investors to passively invest in a diverse pool of short-term, real estate-backed loans within the larger Fund That Flip portfolio with a single investment.

 

  • Diversification: A single investment will be spread across multiple whole and fractional mortgages via borrower-dependent notes (BDNs), increasing your diversification to projects, borrowers, and geographies. 
  • Aligned Incentives: The Fund That Flip Board of Directors has approved us to invest up to $1 million in the Residential Bridge Note Fund. Fund That Flip will initially contribute 10% of the outstanding capital raised until the $1million maximum has been reached.
  • Fixed Maturity: Each note has a fixed maturity date, allowing investors to have greater certainty related to principal repayment.
  • Passive: You will not need to select individual investments. You will receive a fixed return with monthly interest payments.
  • High Utilization: Your investment will be fully-utilized, ensuring your investment dollars are earning interest from the day your funds clear escrow.
